Recruitment Trends in the Construction and Real Estate Industry
Trends Among Construction and Real Estate Developers
Development in Major Cities
The construction and real estate development sector continues to progress steadily without significant slowdowns. However, there are noticeable shifts in the nature of these developments, reflecting modern demands such as digital transformation (DX) and the Sustainable Development Goals (SDGs).
The Push for Digital Transformation (DX)
Digital transformation has become a buzzword across many industries, and it is increasingly evident in construction and real estate development as well. Digital transformation in this sector can be broadly categorised into two main areas: the first is the digitalisation of urban development and city planning processes, and the second involves leveraging developers’ data and resources—such as land and buildings—to enhance monetisation through digital means.
The Construction and Real Estate Industry’s Role in the SDGs
To summarise the concept of SDGs, they represent a set of goals aimed at creating a world where no one is left behind and where people can continue living in dignity. The key element of “continuing to live” reflects the idea of sustainability. In recent years, interest in the SDGs has grown across industries, with companies actively engaged in these efforts receiving greater societal support.
Out of the 17 SDGs, two are particularly relevant to the construction and real estate sectors: Goal 11, “Sustainable Cities and Communities,” and Goal 12, “Responsible Consumption and Production.” The construction and real estate industries combine elements of manufacturing with providing essential services that support people’s lives. At the same time, construction activities can impact local natural environments and generate environmental burdens. Therefore, these industries are increasingly expected to build sustainable communities while minimising their environmental impact.
Recruitment Trends in the Construction and Real Estate Development Industry
Recruitment Trends at Major General Developers
Historically, mid-career hiring at large general developers involved only a few positions at a time. However, these companies have entered a business expansion phase, leading to more active recruitment. A key area of focus for developers in recent years is “smart city” projects, which involve collaboration across a variety of industries such as IT, telecommunications, energy, and transportation. As a result, there is a growing demand for individuals who can lead large-scale projects by coordinating teams with diverse expertise, even if they come from different industries. Professionals with leadership or management experience are increasingly being considered for these roles.
Recruitment Trend for Property Management (PM) Professionals
Urban redevelopment projects and large-scale mixed-use facilities, which had slowed in recent years, are now resuming. With many projects in the construction phase, several “S-class” facilities are set to open. This has led to a heightened demand for property managers responsible for overseeing redevelopment and facility operations. Additionally, major hotel chains and property management for hotel operations are experiencing a rise in recruitment needs.
Recruitment Trend for Leasing Sales Roles
The expansion of remote work has led to an increase in office lease cancellations and reductions, making tenant relationship management and attracting new tenants critical. As a result, the recruitment of leasing sales professionals has been strengthened to address these needs.
Recruitment Trend of Professionals with Digital Transformation (DX) Skills
Many developers are actively seeking talent with digital transformation (DX) expertise. Specifically, individuals with experience in launching or planning DX projects, as well as project managers, are in high demand. Furthermore, developers are hiring a variety of engineers—such as application and front-end engineers—to drive the internal DX initiatives forward.
Recruitment Trend of Professionals with Overseas Experience
Real estate development abroad, particularly in Asia and North America, is expected to grow significantly. Many companies have already started recruiting for overseas business departments. Due to a shortage of qualified personnel, professionals with overseas experience have good opportunities, especially those with project management or local control experience in international markets.
